Oaks Solicitors understand that fees involved in any transaction are important. We therefore review our fees on a regular basis, considering clients’ feedback so we can make sure we offer a competitive and best value for your money.
We typically work on a fixed fee basis, ensuring that you know what the fees will be for your transaction from the outset. If, during the transaction, there is a new development, we will inform you as soon as possible of the extra costs.
Our fees cover all the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.
Who will carry out the work?
At Oaks, we work as part of a team. As such work will be carried out by the following fee earners:
- Principal
- Solicitor
- Caseworker assisted by a solicitor
All work supervised and overseen by Principal
What work is included?
- Taking your instructions and give initial advice based on the information you have provided
- Checking finances are in place to fund the purchase and contacting the lender’s solicitors and if you are selling that the buyer has the funds for the purchase
- Receiving and advising on contract documents and/or drafting contracts if acting on a sale
- Undertaking searches if you are buying
- Obtaining further planning documentation if required
- Making any necessary enquiries of the seller’s solicitor and/or answering enquiries if acting for you on a sale
- Providing advice on all documents and information received
- Advising you of the mortgage offer conditions
- Finalising contracts and sending to you for signature

Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We obtain your consent and handle the payment of the disbursements on your behalf to ensure a smoother process. With leasehold purchasing, there are additional disbursements which will be set out in the lease and when there is the involvement of a Management Company. These disbursements are Notice of Transfer, Notice of Charge and Deed of Covenant. These disbursements are usually subject to VAT.
Stamp Duty Land Tax
This will depend on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website here.
Timescales
For any transaction, the timescales are subject to change depending on when your offer is accepted A typical transaction will take between 10-14 weeks. However, there are factors we need to take into consideration which may increase the time. We will inform you at the earliest opportunity so that you understand and be kept up to date each step of the way.
